Well I don't mind the brown since it looks like that now pretty much year round. Just bought the place and I think they planted weeds instead of grass.

I really don't know how anyone can call it "Drought Tolerant" other than meaning it can grow well in Southern Regions. I just use the cheapo crappy Scott's Weed & Feed and then some Ironite to get it kicked off in the Fall and run the sprinklers daily. For Bugs I use what used to be Diazanon from Sam's Club, I dunno what it's called now since the laws changed. The Bug stuff is more for me to keep crickets and spiders outta the house more than worry about any eating the lawn because we have alot of Fiddleback (Brown Recluse) spiders and Copperhead Snakes here and I don't want the kids to get bit. I've already killed 3 Copperheads in my sideyard this year and I show the kids everytime so they'll be careful. The section underneath the Trampoline is the greenest and thickest part of my backyard so that tells me the Zoy prefers partial shade over full sun during the summertime.

Anyway, I hope you decide to get the Zoysia, I think you'll really like it compared to the other grasses.

i think this grass is pretty tolerant to animal...um...waste too. Someone suggested it for my back yard since my two boy dogs were killing the grass. I ended up putting a complete stone patio in the back yard with a deck. No more mowing, except for the postage stamp front to the townhouse.

With the plugs, how quickly can you expect a noticeable difference when it starts to fill in? You guys are making me curious now. I would rather pay the same for my whole yeard as I would fro a couple of pallets of sod for a small area. My grass is not too bad but I have alot of weeds. Obviously I am in Florida. If I can expect a fairly good fill in started by the end of the summer, I might serioulsy check into this.

I think it depends on how many plugs per square foot that you use. I saw a calculator somehwere that said 1 plug per square foot takes about 3 years to fit in, so I figure if you use 3 plugs per square foot you can haveit fill in around 1 year?

The plugs will be very slow. It only Seeds once per year and that time is right now. Mine is on it's 3rd week of seeding and I have maybe 1 or 2 weeks left before the seeds are gone until next Spring. If it doesn't seed, it doesn't spread. Calculate 50% of your current mowing and trim costs and add that to spend for Sod. You can replace just areas, I laid 2-pallets per weekend for 3-weekends.
